  BUSINESS CONSULTATION AGREEMENT

 1)             In consideration of this Agreement to enlist and use on an exclusive basis the efforts of Swairah Web Solutions,  hereinafter referred to as Consultant  to secure for ___________________________ hereinafter referred to as Client the Property described below.  Consultant shall act in the capacity of a Transaction Consultant.  Client does hereby grant Consultant a period of one year (365) days from this date, the Exclusive Right and Authority to represent Client in his search for the Property, described as but not limited to:-

2)       - Gas Station, Convenience Store, Drive-thru, Carwash, Super Market, Motel or Land for Further Development.

3)             In the event Consultant secures a Property which meets Buyer's criteria and subsequently results in an offer for Buyer to purchase said Property. However, Buyer shall be responsible for direct compensation of Consultant @3% of the property value ($20,000 minimum) and in case of lease business (10% of gross lease term) or  $5,000 is the minimum, fee for his efforts. There will be a retainer of $1,000 payable at acceptance of this agreement, which is refundable at closing or cancellation of this agreement. 

4)             Buyer agrees to inform the Consultant within the duration of this agreement of all Properties which meets Buyer's criteria that have been brought to Buyer's attention by a third party as being for sale or that Buyer may have an interest in purchasing. 

5)                (Optional) Notwithstanding the above, this Agreement may be canceled at any time after the first 180 days of the Agreement term with ten (10) days written notice to the Consultant. 

6)             Buyer and Consultant acknowledge that this Agreement does not guarantee the location of a suitable Property for Buyer nor does it guarantee that Buyer will purchase Property submitted to him by Consultant that meet his criteria.  There are no other Agreements, promises or understandings between Consultant and Buyer, either expressed or implied other than specifically set forth herein.  In connection with any litigation between the parties arising from this Agreement, the prevailing party shall be entitled to recover all costs incurred including reasonable attorney's fees through appeal.
